SPARKS — In a sign that the local real estate market is backsliding, the number of homes sold and their median sales price fell again in July.

But experts believe the numbers also represent the great buyer’s market currently available.

Last month, 164 single-family homes sold in Sparks, a 26 percent increase from July 2010 but a 4 percent decrease from the previous month, according to numbers released by the Reno/Sparks Association of Realtors.

The Sparks median sales price for an existing single-family residence in July was $139,950, a 14 percent decrease from July 2010 and a 1 percent decrease from last month.

“Our year-over-year number of homes sales indicates more buyers and investors are realizing it is an opportune time to purchase a home versus a year ago,” said Sherrie Cartinella, 2011 president of the RSAR.
